1. Site assessment and permit strategy
We began with a full site assessment and a preliminary engineering review to locate the main sewer and foundation drains. Permits were prepared to meet Markham and York Region requirements for a second suite, including drawings showing egress, fire separations and mechanical changes.

2. Moisture control and structural readiness
Where staining indicated hydrostatic pressure, we installed a Sika cementitious parging patch at hairline defects and fitted a perimeter interior drain system with a high-efficiency submersible sump and battery backup. Concrete surfaces were primed with an epoxy waterproofing membrane before we installed a 2" XPS continuous insulation board to raise thermal performance to Code-expected levels.

3. Mechanical, plumbing and electrical upgrades
To comply with Ontario Building Code and Markham inspections, we separated services for the suite: a dedicated electric subpanel, new insulated PEX branch lines for the ensuite and kitchen, and a high-efficiency electric hot water heater sized for suite demand. We relocated the cast-iron sanitary tie-in where required, using flexible couplers and a new PVC connection run to the main stack to ensure long-term reliability.

4. Fire separation, insulation and egress
We built a new framed partition with resilient channels and Type X gypsum for a 1-hour fire separation between the suite and main house, and added acoustic batt insulation for sound control. Egress requirements were met by enlarging an existing window opening, installing a vinyl thermal egress window with an insulated concrete sill and a code-compliant escape well finished with galvanized steel and gravel drainage.

5. Finishes crafted for longevity
Floors were finished with a waterproof LVT product over a cork underlayment for comfort and sound dampening, while the kitchenette got quartz countertops and a custom-built maple cabinet run with soft-close hardware. Bathroom finishes included a porcelain tile shower with linear drain, moisture-resistant cement board backing and acrylic wall panels for easy maintenance.
